I am an real estate investor, primarily residential and now I am venturing into mini storages

Is there one sure formula you would use to determine if I am getting a good buy from a numbers standpoint? The one I am looking at now and they all seem to be pricing them at 8.5 cap. I wanted to buy at least at 10 cap, is this to much to ask for?
Thank you.
